The sill plate is rotten from water damage over the years. This is very common on older decks.
The second photo we have the sill plate out and ready to install a new double plate.
This should always be left to the professionals.
Many bad actors will try and remove the sill plate in small pieces and replace with even smaller pieces to achieve the work that needs to be done .
We have flashed the new sill plate properly and proceeding to the footings.
Once the new plate has been installed the footings are dug and poured.
The main body of the deck rely on the proper supports. By Ga. code 6x6" p.t beams are required. Our version that we build would be considered heavy duty
deck. 8' centers for the floor beam is code but we install at 7' instead of 8'. This makes for a very solid floor with no bounce of any kind.
The customer wants to add a roof later in the year when finances are better. We installed 9' beams for the roof . Our floor joist sit on top of the 2x8" framing below.
All post are anchored into the outer double plate and floor joist for a solid connection. We use structural bolts required by Ga. code.
Our stairs are built with 3 stringers cut from 2x12" not 2x10's.
The stair treads are 2x6"doubled per tread and screwed to the stringer.
The post for railing are on 6' centers per Ga. code.
2x4" turned on side for strength and bolted to the post with metal brackets. The top is a 2x6" which holds a bottle of beer or glass of wine with room to spare.
Roof over the Deck
Customer built the 20'x 24'deck and we installed the roof for it. We built trusses on the job site. We built them from 2x6's on 16" centers and attached to 12"n 12 roof pitch with architectural shingles.
We installed (3) 6x6" post to secure the roof. We used 7/16 o.s.b for decking.
We used vinyl siding on the sides and metal fascia covering the trim. On to the next job.
16'x 28'deck attached to house. This job like most of our builds start with a drawing. The deck being installed to brick we decided to install our beam 1 ft. from wall. This allows the beam to take all the weight instead of the brick wall. Sill plate installed to the brick with 1/2"lag bolts into concrete shields and 2x4's p.t. ledger for joist required by Ga. code.

Demolition with Floor and Deck Build
We were hired to remove the roof, walls, and save the floor. We also had to remove 2x6x16' p.t. boards from the floor that had been installed with phillip head screws.
After we removed all the deck boards we went to leveling the foundation. Job had been started by a metal building builder. Needless to say he knew nothing about leveling or how to set up a floor.
We set up the floor and moved the deck from the other side to this side. 3rd photo. Heavy duty deck installed here. We did not install the walls or anything else for this job, floor only.
Porch Build
20' x 20'
After removing the existing deck we saw that the sill plate was rotten in a couple of spots. We removed the single sill plate and replaced it.
Floor beam system consisted of 6x6 p.t. post and 2x8" p.t. doubled beams. We used 2x8x16' pressure treated boards for floor joist. Floor system was installed with screws not nails.
Post were 8' tall with tripled 2x6 top plates. Post are on 4' centers on sides. Center section on the back wall was (2)6 ft. in the center and 4ft. ends.
Rafters were 4x6x12' on 4' centers. We used metal brackets on both ends of rafters and on the wall side we ran 10" structural bolts through the rafters down to the post below.
We used 2x6 treated boards for bracing supports.
We used Trex for the floor decking. We used a herringbone design. The floor was perfectly straight considering most floors have dips of some kind somewhere.
